Grandkids loved it! Pluses: 1 Kevin greeted us warmly and showed us how things worked. 2 Good beach access on lower tides. Never had to leave the house to go to a beach. Ideas: 1 Somehow make some airflow for bottom story. Small window drafts on each end would make it cooler.

We found the house wonderful for all of us. We had a large group and everyone was very happy. We stay every year at a beach house with our family. This was the best and Beachfront Only was the best at taking care of us. Wish we could have had Sun and a beach but we worked around that and that had nothing to do with Beachfront Only. Wonderful house for 19 people but some complaints… Windows were broken or held by tape. Coffee maker was broken but there was a back up coffee maker. Found moldy food in night stand. Wasn’t as clean as I had hoped upon arrival. Didn’t realize the bottom floor did not have an access through the house. It was outdoor access only. Trash day was Tuesday but website says Friday. Wish there were more substantial cooking supplies for a large house. It was hard to cook for 19 people with the limited supplies. View was amazing. Saw dolphins swim by everyday.

Great place to stay. The sandy area outback was great for the kids to play since the actual beach is currently not there.

Great location and great for large families and groups.

It was the perfect house and the perfect location for my wife's 60th birthday party. We're very happy!

THE HOUSE WAS PERFECT FOR MY FAMILY. EVERYONE HAD THEIR OWN BEDROOM. THE TABLE AND NUMBER OF CHAIRS ALLOWED US TO ALL SIT AND ENJOY DINNER TOGETHER. THERE WERE A FEW TIMES I HAD TO CALL FOR A PROBLEM AND THE RESPONSE WAS IMMEDIATE. THE REALLY BAD THING WAS WHEN I ARRIVED AT THE HOUSE ON WED. AT 4 PM, THE HOUSE WAS STIFFLING...AT LEAST 90 DEGREES OR MORE INSIDE. I CALLED FOR HELP AND I WAS TEXTED A LINK ON HOW TO WORK THE THERMOSTAT AND WAS UNSUCCESSFUL, THERE WAS A LARGE COOLER IN THE DEN AREA WHICH I TURNED ON BUT IT DID LITTLE TO LESSEN THE TEMPERATURE. IT WOULD HAVE BEEN NICE HAD SOMEONE COME IN PRIOR TO MY ARRIVAL AND TURNED ON THE AIR. ANOTHER ISSUE WHICH YOU MAY ALREADY BE AWARE OF IS STRANGERS COMING ONTO THE PROPERTY IN THE MIDDLE OF THE NIGHT. MY GRANDSON GOT UP AROUND 2 AM AND SAT OUT ON THE PORCH TO WATCH THE WAVES. HE LOOKED OVER THE RAILING AND SAW A COUPLE ON ONE OF THE LOUNGES HAVING SEX. HE SAID SOMETHING TO THEM AND THEY GOT UP AND LEFT OUT OF THE BROKEN GATE.

The location of the property is ideal and it was impeccably clean when we arrived. All great pluses. That said, with the price point of this property I would also expect the condition to be close to impeccable, too. One of the primary glaring gaps was the fence condition on the beach (the north side next to the public accessway) - candidly i would suggest replacing it and ensuring it is high enough and covers the entire length of the property to the public steps (mirroring the height of the house on the north side of the accessway would be a good benchmark). As it is, it's much too low, there are gaps, and I didn't really have any sense of safety/security on the property - especially with the number of folks hanging out late at night on the accessway. It was VERY exposed and unnecessarily so. Other items of note: 1 - toilet seat was half broken in the downstairs bathroom 2 - screens/slider in the upstairs southern-most beach-facing bedroom were in deplorable shape 3 - other windows/screens were inoperable and or in disrepair in several bedrooms Fully understand this seems to be a "party house" (we're a tame bunch FYI) so I understand it probably suffers a lot of wear and tear, but it shouldn't feel this much in disrepair. Honestly i think a run-through to ensure all looks good and is in working order would be a worthwhile exercise. Just my $0.14 for the day! All told, we had a wonderful time at the house, it was very spacious and everyone really did have a terrific time and it was quite swell. My lens is really that this is a very-high pricepoint and the overall quality should reflect that. Some small fixes would pay dividends in ensuring perception meets reality! Really appreciate the experience.

Our only concern was the house can fit 20 people, but there isn’t enough pots and pans to cook for 20 people. Just to cook scrambled eggs we had to use every pan in the house at the same time. There was plenty of cups, plates, forks, etc. just not enough pots and pans. Other than that, we loved it!!

Great experience and great property. Living area needs better cooling as it got hot on sunny days.

We had a great time at the rental but there were issues. The floors were dirty, gritty............I know we were by a beach but this was inside the house and immediately after check in - we hadn't been outside yet. the bring the sand in. We had problems with air conditioning working properly, portable units brought in tended to disconnect from the window. Our appliances didn't work right - oven did not heat up to desired temperature......refrigerator had to be replaced while we were there. Beachfront dealt with the refrigerator immediately but it was one of many things that went wrong - we spent $23,000 to rent this property. I expected the home to be worth that. Final complaint was beach access. We knew we would have steps to the beach..........however we weren't warned of the dangers of walking down the steps (there was a sign posted but it wasn't close to the steps-the warning should be posted at the steps. The first person to walk down those step, slipped and fell. She has a bruised tailbone and a knot on her head. Things could have been much worse. Although we had a great time I won't recommend the property, especially at the prices charged. One more thing, the shampoo, etc. provided stunk - I'm not sure if it was bad or what the problem was.

Unacceptable cleanliness of property

We had a large group, 14+ people... and this house was more than big enough for everyone... we could have had 20 people if we wanted. The location right on the water is amazing, along with the private beach, which is necessary during high tide when you don’t even have a public beach. This house is so diverse with the 3 levels and is really the perfect party house. We spent our days on the private beach on the first level, we ate breakfast and dinners in the large dining room and kitchen area on the third level, and we spent our late evenings on the balcony on the second level while the waves crashed into the rocks right in front of our private beach below... it was epic!

Main floor was dirty, not mopped. 2nd floor bathroom had a lot of hair around the floor vent and dirty bathtub. Refrigerator/freezer not cold enough. Set at 37, but not getting that cold. Lost some food and think we got food poisoning because of it. Out of 15 people, all but 3 got sick and were throwing up, me also! That's not normal. Garage was over flowing with trash.
Supposed 2 car garage is only large enough for 2 small SUV.s. Had to park all but one outside. No instructions as to how to use heating/cooling units in bedrooms. Not enough or no drawer space in rooms. Lacking closets also. Pictures on your website made it look like we had full access to beach. Not so. That is one of the reasons I wanted this one. I have bad knees and cannot go up and down the stairs to the beach, which was not even accessible except one day. Broken or damages window (2 inch gap) in back bedroom so it was to cold to even sleep there.
We rented from you last year and that house was immaculate. I would still recommend you to friends, but not for this one. Contact me if I can be of any assistance.

This is a great house. We would stay there again. The beds were all great, and the towels and beach towels were wonderful. The Kitchen was fully stocked, but we needed extra forks, and there was not a sharp knife anywhere. The best part of this house is a giant great room overlooking ocean. We all had seats at the longest table ever, and all had seats in the large living room. The house was clean, the front two bedrooms were a little drafty. really enjoyed our stay.

I reserved a different house, but was moved to this one at the last minute, so I didn't know what to expect. The house is large. There are many stairs between floors, so I can't recommend it for handicap folks. There are many amazing outdoor seating options.. large private front patio w/BBQ, large 2nd floor balcony and a large private beach w/a great fire pit. The house was clean upon arrival & equipped w/what we needed. Amazing views from all floors. Has a garage with a washer/dryer and lots of street parking. This is a great location, close enough to the pier & to Carlsbad Village. We rode our bikes to both areas. Revolution Roasters is close to grab a great cup of coffee and a pastry before sunrise. The fire pit was used every night.. need to bring your own wood. We saw pods of dolphins every day. Dog friendly beach w/miles of beach both ways to walk or run on. Negatives are the owner did a shoddy job converting the master bedroom/sunroom in to 4 small rooms. Shouldn't be called bedrooms because there are no closets, just a small clothes rack w/no hangers provided. Some of those rooms have the old windows as the walls between them & they sloppily put black out tint on them, but still lacking privacy in spots. For their very expensive nightly charge, they should make the owner complete the conversion properly. Not one room has a private bath. The bottom floor used to be a patio and now its a glass enclosed room. It would be awesome, but it doesn't have a/c & only one slider is operational. It got really hot in there, even in December! At high tide, you really can't walk along the beach, but that's for only short periods. You have your own private beach, so it makes up for the high tide times! Perfect spot if you want to surf. I didn't like the public access right next to house. You lose some privacy & there were occasional unsavory characters hanging out. The pictures on BFO's website are accurate. If they lowered the price, I'd recommend this house.

This place was amazing and accommodated everyone very well. Plenty of bathrooms, rooms, and amazing views! The private beach area was so nice and even in November we were able to spend a lot of time on the 2nd floor deck.

As advertised. Plenty of room for everyone and spectacular views. Steps from the Beach and a very enjoyable experience for myself and our family.

We had a wonderful time staying at this location. The house was beautiful, had plenty of rooms to accommodate our 3 families, and easy access to the beach because of the stairs. This was the 6th time we rented with Beachfront properties. Every time, we have been extremely satisfied with their rentals. We’ll definitely be back again.

We’ve stayed in many beach vacation houses and this one is our new favorite. The bedrooms are all nice and have great views. The bathrooms are spacious. The private beach backyard was amazing. We sat around the fire pit every evening. Loved having the double washer and dryer in the garage for our laundry. The location felt very safe. You’ll have a great time in this house! I have to add, I’ve booked beach houses from many companies on both the east and west coast. Beachfront Only is superior in every way. They have great communication and make everything simple from start to finish.

We had a great experience and the management company was quick to respond to our concerns. The only negative is that the house is right next to the public beach access and with COVID safety restrictions more people were on the beach than other homes further down the beach.

3rd time at this location and it is perfect. The kitchen could be better supplied (more paper towels, serving spoons, a can opener that works, and the water heater leaked). Those are all fixable. The location is unbeatable and we will return.
